Please accept this electronic request for public records made under OPRA and the common law right of access. I am not required to fill out an official form or use a particular software platform to submit my request per NJSA 47:1A-6(f), which states that an email from a requestor including all of the information required on the adopted form shall suffice in place of a completed form as a valid government record request.

2. Documents regarding any variance for the property, whether pending, approved or denied.
3. Complaints filed by the municipality for code or other violations for the property
4. Any pending or finalized assessments for the property
5. Tax assessors reports or memos re: the property
6. Any deed, easement or other restriction of record for the property
7. Inspections for environmental issues, wells, sanitary disposal systems and underground tanks for the property
8. Current certificate of occupancy or smoke/fire certification for the property
9. Any document indicating if the property is in a flood zone
10. A list of off-site conditions that may affect the value of the property that is maintained by the municipality pursuant to the New residential Construction Off-Site Conditions Disclosure Act
11. The current ordinances passed by the municipality pursuant to the New Jersey Air Safety and Zoning Act if the municipality is in an air safety zone.

Off-Site Conditions Disclosure Act
The "New Residential Construction Off-Site Conditions Disclosure Act" was signed into law on 9/12/95. The law requires that lists of certain "off-site conditions" in the municipality, which may affect the value of newly constructed residential real estate, be available at each Municipal Clerk's office. This includes Superfund sites and other known contaminated sites. Such lists are available online at https://dep.nj.gov/srp/kcsnj/
Detailed information describing the case history at a site, including active cases, is available through the Data Miner's Site Search Report or Active Case Report, by using the Site Remediation Program Interest (PI) Number, which is provided in the KCSNJ report. The Data Miner reports will provide current data available in the database.

Searching for records, did not reveal any files for 409 Federal City Road,
Block 72, Lot 5. These are the Health Department records only, further
documents may be coming from other departments depending on the scope of
the request.
If this inquiry is an anticipation of an upcoming real estate transfer,
please be aware of Hopewell Township’s requirements for reviews by both
Fire Safety and the Health Department. Failure to file applications in a
timely manner may delay your closing.

Dear NJ Citizen,
As per you OPRA request dated September 17, 2025, attached you will find
the current property card and historical property records cards on file in
the Assessor’s Office for Block 72 Lot 5 (409 Federal City Road).
For the aforementioned property, there is a $16,700 pending Tax Year 2026
assessment increase on file in the Assessor’s Office for a bonus room in
the garage. At this time, there are no deeds, easements or other
restrictions of record on file in our office for this property.
