4. Any pending or finalized assessments for the property.
5. Tax assessor's reports or memos regarding the property.
6. Any deed, easement or other restriction of record for the property.
7. Inspections for Environmental issues, water wells, sanitary Disposal Systems, and underground fuel tanks for the property.
8. The current certificate of occupancy for the property.
9. Any document indicating if the property is in a flood zone.
10.A list of off-site conditions that may affect the value of the property that is maintained by the municipality pursuant to the New Jersey
Residential Construction Off-Site Conditions Disclosure Act.
11. The current ordinances passed by the municipality pursuant to the New Jersey Air Safety and Zoning act. if the municipality is in an
air safety zone

Good morning,
The property located at 70 Tyler Ave, Iselin, NJ has been located on the
municipality’s Effective Flood Insurance Rate Map (FIRM). In addition, the
flood delineation associated with the municipality’s Preliminary FIRM,
dated January 31, 2014 does not indicate a new flood profile in relation
to the aforementioned property. The information below denotes specific
technical information regarding where the primary insurable structure on
the property resides in relation to the Federal Emergency Management
Agency’s floodplain delineation.
Woodbridge Township’s Community Number: 345331
The primary insurable residential structure and property are located on
map/panel number: 34023C0058F
The date of the FIRM index: July 6, 2010 - Effective
The primary insurable residential structure and the entire property are
located in FIRM Zone: X-Unshaded - not within a Special Flood Hazard Area.
In accordance with the 2010 Effective Flood Insurance Rate Map (FIRM), 70
Tyler Ave, Iselin, NJ is not located in a Special Flood Hazard Area.
Federal law requires that a flood insurance policy be obtained as a
condition of a federally backed mortgage or loan that is secured by the
structure located in an area of special flood hazard, as per the Effective
FIRM flood delineation. Thus, property ownership associated with the
aforementioned structure does not require the purchase of flood insurance
as per the aforesaid circumstances. Although flood insurance may not be
required depending on how the structure is financially secured, it is
recommended in order to best minimize financial vulnerability during a
potential flood event.
NOTE: This determination is based on the available “Flood Insurance Rate
Maps(s)” of the municipality. This letter does not imply that the
referenced property will or will not be free from flooding or damage. A
property not in a Special Flood Hazard Area may be damaged by a flood
greater than that predicted on the FIRM or from a local drainage problem
not shown on the map. This letter does not create liability on the part of
the municipality, or any officer, or employee thereof, for any damage that
results from reliance on this determination.
