Hi Peter,
Two of the lots are presently farmland assessed. The plot where the house
sits is assessed at market value. The farmland assessed lots have a 3B
classification. The Home site has a 3A classification which is not
farmland assessed. I also included the NJAC Codes for your reference.

There has been no variance request; there was an inquiry for use of the land but the inquirer never went forward with an application to the Board. There are wetlands, and a portion of the property is in the conservation/recreation zone and part in QFarm, which you can get from Scott.
An LOI was done in February, 2019 for the owner.

2 more questions:
1. Current owner states that farm assessment is still being used while there is no current items being farmed, but the tax card online showed a jump in the taxes being raised roughly 5k. How long will this stay farm assessed And did the taxes raise or is what we found online on the tax card incorrect. It was showing a total around 10-11k?
2. Maxine stated about part of the property being a conservation/recreation zone and that you would have this info. Are there any documents that would show which areas of the property are in that zone?

Hi Peter,
The farmland assessment will be removed this year. This is what is known as a rollback tax. This means that we will be filing a complaint with the County Tax Board in or around August to remove the farmland exemption and roll them back the year of which would be 2020 and then 2 years back (2019,2018). This will bring the taxes up and the assessments to fair market value. The taxes they are paying currently (2019)on all three lots are as follows:
Farmland assessed lots Block 21 Lot 7 QFarm--------$25.15 Yearly
Block 45 Lot 1 QFarm---------$100.58 Yearly
House/Land Block 45 Lot 1 House/land---5,615.95 Yearly
Total=5,741.63
What card are you looking at for the taxes? Would be happy to review.
As far as zoning is concerned, I do very little work with land use zones. However, I have re-attached the three tax list print-outs I sent in the first e-mail. Look at the bottom right under zone. It will tell you on each sheet what zone each of the three properties are in. The zoning information I have is only for informational purposes as part of the property record. For instance, I would not be able to tell you what can be done within those zones only the zone description (i.e cr, r-100). Any other questions regarding the land use would have to be referred back to the Zoning Department. For the last question a zoning map would be useful in this situation. However, I could describe those zones for you on my tax map and send it over if you would like. It would give a good perspective of the area and the zones. Let me know.
