Buyers Checklist
Dear Warren Township,
Please accept this electronic request for public records made under OPRA and the common law right of access. I am not required to fill out an official form or use a particular software platform to submit my request per NJSA 47:1A-6(f), which states that an email from a requestor including all of the information required on the adopted form shall suffice in place of a completed form as a valid government record request.
I HAVE NOT been convicted of any indictable offense under the laws of New Jersey, any other state, or the United States.
I WILL NOT use the requested government records for a commercial purpose.
I AM NOT seeking records in connection with a legal proceeding.
Records requested:
1. Copies of any and all open permits on file with the town, open or closed.
o 2. Copies of any Planning Board and variance resolutions, applications (pending or denied)
or approvals, affecting the property.
o 3. Documentation regarding underground oil tanks or other USTs
o 4. Records of any onsite storage or spill of hazardous materials
o 5. Records of any applications or plans for development within 200 feet of the property and
a list of any offsite conditions pursuant to the Residential Construction Off-Site Conditions
Disclosure Act.
o 6. Confirmation from zoning department that this property is a legal one family dwelling
o 7. Records of any easements, encroachments or other agreements on file with the town
which affect the property.
o 8. Confirmation that this property is not in a flood zone, Highlands, or Wetlands Protected
Area.
o 9. Records of any pending or finalized municipal assessments affecting this property and
verify that the property is assessed for all improvements (including any farmland or woodland
assessment if applicable)
o 10. Provide any deeds, restrictions and easements on file, a copy of the property tax card and
confirm the current tax amount.
o 11. Confirm the property is not subject to Air Safety and Zoning and provide copies of current
ordinances regarding the same.
o 12. Provide records of any and all Board of Health violations

o 13. Provide records of any and all zoning violations
o 14. Provide records of any and all code enforcement violations.
o 15. Aside from a smoke certificate, please advise what re-sale certificates and inspections the
municipality requires in order to transfer title, if any.
o 15. Provide all Board of Health records regarding the septic system (if applicable)
o 16. Provide all records regarding potability of the well water (if applicable)
