Dear Jessica Bolen,

You sent a sales contract dates June 14th, yet you just claimed the contract the contract for sale was signed after my last OPRA request in November. The agreement of sale I am seeking is the one between "17 North Main LLC" and or "17 North Main Urban Renewal LLC". They are the ones redeveloping the land. They were just approved for demolition on 10-25 at the planning board meeting. Please send the sales contract or any and all agreements between the township and "17 North Main LLC" and or "17 North Main Urban Renewal LLC".

Yours sincerely,

Patrick Duff

Please send Mr. Duff the following information:

On June 14, 2023 the Township entered into an Agreement of Sale with
Magnify Brewing LLC to purchase the former municipal building property at
17 North Main Street.

I have attached a copy of the agreement of sale. There are no other
agreements of sale for the property.

In Section 15.11 of the June 14, 2023 Agreement of Sale, the Buyer was
authorized to assign the Agreement or to designate a nominee for the
purpose of taking title to the property, to another limited liability
company or an Urban Renewal Entity, as required by the New Jersey
Long-Term Tax Exemption Law.

I have also attached a copy of the deed from the Township dated October
27, 2023 to 17 North Main Urban Renewal LLC which is the Urban Renewal
Entity that the Buyer ultimately registered to take title to the property

If Mr. Duff has any questions, he may contact me.

Thanks, Tim
