Dear Jackson Township,

Please accept this electronic request for public records made under OPRA
and the common law right of access.  I am not required to fill out an
official form or use a particular software platform to submit my request
per NJSA 47:1A-6(f), which states that an email from a requestor including
all of the information required on the adopted form shall suffice in place
of a completed form as a valid government record request.

I HAVE NOT been convicted of any indictable offense under the laws of New
Jersey, any other state, or the United States.

I WILL NOT use the requested government records for a commercial purpose.

I AM NOT seeking records in connection with a legal proceeding.

I request copies of all documents, correspondence, approvals, plans, and
records related to the Pinewood Estates development in Jackson Township,
owned or developed by Arya Properties / Frank Sadeghi, from January 1,
2023 through the present.

Requested Records include, but are not limited to:

1. Planning Board / Zoning Board Applications & Approvals Site plans,
subdivision plats, variances, engineering or planning reports Resolutions
or meeting minutes of Planning or Zoning Board approving or discussing
Pinewood Estates

2. Permits & Building Department Records

Building permits issued for Pinewood Estates

Certificate of occupancy records (if any)

Inspection reports, code compliance documents

3. Engineering & Consulting Documents

- Professional review memos, engineering plans or reports submitted by
Arya Properties / Frank Sadeghi or his firms (e.g. Morgan Engineering /
Morgan Municipal Services) in connection with Pinewood Estates

- Any cost estimates, developer agreements, or developer escrow agreements

4. Bonding / Financial Guarantees

- Any performance bonds, maintenance bonds, or escrows posted for Pinewood
Estates

- Documents concerning release or modification of those bonds

5. Correspondence & Communications

- Emails, memos, or letters between municipality officials (Planning /
Zoning / Council / Township Attorney / Engineer), Mayor, Council Members,
and Arya Properties, Frank Sadeghi, or their representatives regarding the
project

- Any internal staff communications about Pinewood Estates

6. Infrastructure & Development Agreements

Road dedication or vacation agreements

Utility/service agreements (water, sewer, drainage) tied to Pinewood
Estates

Real Property Filings

7. Deeds, easements, subdivision agreements, or site covenants filed with
the township or Ocean County relating to Pinewood Estates
