Good Morning,

As the official Records Custodian I received your OPRA request on March
26, 2024.  As such, the seven (7) business day deadline to respond to your
request is April 5, 2024.  This response to your request is being provided
to you on the 5th business day after the custodian’s receipt of said
request. 

Please see below for information responsive to your request.

1.       A list of all residential single family, and multi family
properties with code violations on them for the last 3 months from today.
Address, and owner name provided please.

a.       Please see the attached document titled “Item 1”

2.       A list of all residential vacant land, single family and multi
family properties that are currently in the probate process.

a.       Please be advised that we have no such list or record regarding a
probate process.  The Township’s Tax Collector has provided the
Foreclosure List incase this is what you meant, or this is something
similar.  Please see the attachment named “2023 Foreclosure”

3.       A list of all residential single family, and multi family
properties that are in the eviction process.

a.       Please be advised that there is no such record list within the
Township of Pennsville.   The Township does not get involved in any type
of eviction matters.

4.       A list of all residential vacant land, single family, and multi
family properties that are going through the divorce process.

a.       Please be advised that there is no such record list within the
Township.  The Township does not have a court system, so we would not have
anything to do with a divorce process or have any way of knowing what
properties are a part of a divorce proceeding.

5.       A list of all residential single family and multi family
properties that are delinquent on their utilities. Address, owner name,
and balance owed provided please.

a.       Please see the attached document entitled “Copy of Delinquency
Report”

6.       A list of all residential single family and multi family
properties that are flagged abandoned.

a.       Please be advised that there is no such record or list within the
Township.   The Township does not require abandoned property
registrations.

7.       A list of all residential single family and multi family
properties that are fire damaged in the past month.

a.       The Township’s Fire Marshall has reported that only one property
has been fire damaged within the past month.  That property is “25
Lippincott Ave”

8.       A list of all residential single family and multi family
properties that have had their utilities shut off for 6+ months

a.       Please see the attached document entitled “Copy of Terminated
Property List”

These records are being transmitted to you via email, therefore there is
no cost associated with this request.

If your request for access to a government record has been denied or
unfilled within the seven (7) business days required by law, you have a
right to challenge the decision by the [insert name of agency] to deny
access. At your option, you may either institute a proceeding in the
Superior Court of New Jersey or file a complaint with the Government
Records Council (GRC) by completing the Denial of Access Complaint Form.
