Property Addresses with Specific Criteria
Dear Montclair Township,
This is a request for public records made under OPRA and the common law right of access. I am not required to fill out an official form. Please acknowledge receipt of this message.
Records requested:
All property addresses that have any of the following "New Jersey State Land Use Codes":
1 - Vacant Land
2 - (1-4) unit residential
4A - Commercial
4B - Industrial
4C - Apartment Buildings
Please include the following information with each property address:
- Zoning District
- # of Units (if multi family, mixed use, or has multiple commercial/industrial tenants)
An example would look like this:
Address, Use Code, Zoning, Units
123 Main St, 2, R-3, 3
Please return your findings in an excel spreadsheet.

Your Open Public Records Act ("OPRA") request was received and routed to the Planning and Zoning Department. I was advised by Planning and Zoning parts of your request should come from the Assessor's Office. I will be forwarding the request to the Assessor's for additional response today. Good Afternoon:
The Planning Dept received this OPRA request and confirmed that the
information being requested would come from the Montclair Tax Assessor’s
office, who also received the OPRA request. The list of categories in the
OPRA are actually called “Property Class” codes and are a standard part of
the Tax Assessment record of each property. The Planning Dept. does not
have access to a database of properties that includes that Property Class
as a feature – the Tax Assessor does. The Tax Assessor’s records also
typically include a line item with the Zoning district listed and the
Number of Dwelling Units. The Planning Dept is not aware if the Tax
Assessor’s database can be converted to an Excel spreadsheet. That
information will come from the Tax Assessor.
