The subject property is located in the R2 Low Density Residential District which permits Single Family Dwellings in that District. The minimum required lot size in the R2 District is 20,000 square feet and the existing lot size is 11,2520 square feet. The lot is undersized and the legal use is a non-conforming single family dwelling.
A search of zoning records revealed no zoning applications or zoning permits on file and there is no record of zoning violations on file for 1325 Chetwynd Avenue, Block 809, Lot 4.
