Dear Oakland Borough,

Please accept this electronic request for public records made under OPRA
and the common law right of access. I am not required to fill out an
official form or use a particular software platform to submit my request
per NJSA 47:1A-5(f), which states that an email from a requestor including
all of the information required on the adopted form shall suffice in place
of a completed form as a valid government record request.

I HAVE NOT been convicted of any indictable offense under the laws of New
Jersey, any other state, or the United States.

I WILL NOT use the requested government records for a commercial purpose.

I AM NOT seeking records in connection with a legal proceeding.

Records requested: All correspondence, emails, meeting notes, concept
plans, pre-application review materials, redevelopment discussions, zoning
officer determinations, planner/engineer comments, and communications with
the applicant, owner, developer, professionals, elected officials, or
borough staff regarding proposed redevelopment, self-storage, industrial,
warehouse, commercial, or mixed-use development at or near 13 Ramapo
Valley Road.”

The Borough of Oakland Records Custodian has received your Open Public
Records Act (OPRA) request on 5/28/2026.  The seven (7) business day
deadline to respond to your request is 6/8/2026.
 
Your request sought the following records for 13 Ramapo Valley Road:
All correspondence, emails, meeting notes, concept plans, pre-application
review materials, redevelopment discussions, zoning officer
determinations, planner/engineer comments, and communications with the
applicant, owner, developer, professionals, elected official, or borough
staff regarding proposed redevelopment, self-storage, industrial,
warehouse, commercial, or mixed-use development at or near 13 Ramapo
Valley Road. 
 
Please be advised that internal correspondence regarding an ongoing matter
between Borough staff and/or between Borough staff and our professional
service providers is considered deliberative and consultative and is
therefore not subject to OPRA per N.J.S.A. 47:1A-1.1. Please also note
that no application has yet been made or considered for use or
redevelopment of the property at 13 Ramapo Valley Road and there are
therefore no documents related to any such application or its review.  You
can view a Redevelopment Study and Preliminary Investigation Report which
the Borough Planner prepared last year and which is available on our

business day of custodian’s receipt of said request. These records are
